Les reventes de logements n\u2019ont augment\u00e9 que de 1,5 % en juin dans l\u2019ensemble du Canada, signe d\u2019une d\u00e9c\u00e9l\u00e9ration marqu\u00e9e faisant suite \u00e0 la progression \u00e9tonnamment forte de 16,3 % observ\u00e9e en avril et en mai. La reprise de la campagne d\u2019augmentation des taux de la Banque du Canada et la vigueur inattendue des hausses de prix sur certains march\u00e9s au printemps ont sans doute fait baisser l\u2019enthousiasme des acheteurs de quelques degr\u00e9s.<\/p>\n<p>Au moins, l\u2019offre s\u2019accro\u00eet lentement. En hausse de 5,9 % en juin, les nouvelles inscriptions ont augment\u00e9 plus rapidement que les ventes pour le deuxi\u00e8me mois cons\u00e9cutif au Canada. Cependant, il faudra une hausse beaucoup plus forte de l\u2019offre pour reconstituer des stocks ayant atteint un creux historique. Les acheteurs se retrouvent encore devant une p\u00e9nurie d\u2019options dans la majorit\u00e9 des march\u00e9s, ce qui fait pencher la balance en faveur des vendeurs.<\/p>\n<p>Pour l\u2019instant, la valeur des logements continue de monter rapidement. L\u2019indice composite national des prix des propri\u00e9t\u00e9s MLS a gagn\u00e9 2,0 % d\u2019un mois sur l\u2019autre. Cette progression appr\u00e9ciable correspond \u00e0 la hausse de mai et d\u00e9passe l\u00e9g\u00e8rement le gain de 1,9 % observ\u00e9 en avril. Cependant, tout nouveau rel\u00e2chement des conditions de l\u2019offre et de la demande fera in\u00e9vitablement diminuer la cadence des hausses. Nous nous attendons \u00e0 ce que l\u2019accroissement des taux d\u2019int\u00e9r\u00eat comprime les budgets de nombreux acheteurs.<\/p>\n<div id=\"everviz-y3z9u9-TE\" class=\"everviz-y3z9u9-TE\"><script src=https:\/\/app.everviz.com\/inject\/y3z9u9-TE\/?v=3 defer=\"defer\"><\/script><\/div>\n<h2>L\u2019activit\u00e9 a \u00e9t\u00e9 in\u00e9gale en juin dans l\u2019ensemble du pays<\/h2>\n<p>Pour la premi\u00e8re fois depuis environ un an, les tendances des march\u00e9s locaux ont diverg\u00e9 le mois dernier. En g\u00e9n\u00e9ral, les reventes de logements ont continu\u00e9 d\u2019augmenter d\u2019un mois sur l\u2019autre en Colombie-Britannique (sauf \u00e0 Vancouver), en Alberta, au Manitoba, en Nouvelle-\u00c9cosse et \u00e0 Terre-Neuve, elles ont stagn\u00e9 en Saskatchewan et au Qu\u00e9bec (y compris \u00e0 Montr\u00e9al) et elles ont chut\u00e9 en Ontario (y compris \u00e0 Toronto), au Nouveau-Brunswick et \u00e0 l\u2019\u00cele-du-Prince-\u00c9douard. Les nouvelles inscriptions ont remont\u00e9 dans la plupart des r\u00e9gions, notamment \u00e0 Vancouver (11,8 % d\u2019un mois sur l\u2019autre), \u00e0 Calgary (13,8 %) et \u00e0 Toronto (14,3 %), mais elles ont quelque peu diminu\u00e9 au Manitoba, au Qu\u00e9bec et au Nouveau-Brunswick.<\/p>\n<div id=\"everviz-ODskgMfcE\" class=\"everviz-ODskgMfcE\"><script src=https:\/\/app.everviz.com\/inject\/ODskgMfcE\/?v=3 defer=\"defer\"><\/script><\/div>\n<h2>Les hausses de prix demeurent g\u00e9n\u00e9ralis\u00e9es<\/h2>\n<p>La grande majorit\u00e9 des march\u00e9s sont toujours tendus malgr\u00e9 les divergences constat\u00e9es dans les ventes le mois dernier. \u00c0 ce stade, les pressions \u00e0 la hausse sur la valeur des propri\u00e9t\u00e9s demeurent fortes et r\u00e9pandues dans ces conditions. En juin, les indices locaux des prix des propri\u00e9t\u00e9s MLS ont augment\u00e9 de plus de 2 % d\u2019un mois sur l\u2019autre en Colombie-Britannique et en Ontario, et de plus de 1 % en Alberta, au Nouveau-Brunswick et en Nouvelle-\u00c9cosse. Les gains ont \u00e9t\u00e9 plus modestes (g\u00e9n\u00e9ralement inf\u00e9rieurs \u00e0 1 %) en Saskatchewan, au Manitoba et au Qu\u00e9bec.<\/p>\n<h2>Mod\u00e9ration de la hausse des prix en vue \u00e0 Vancouver et \u00e0 Toronto ?<\/h2>\n<p>Cela dit, l\u2019augmentation marqu\u00e9e des nouvelles inscriptions et la stagnation ou la baisse des reventes le mois dernier \u00e0 Vancouver et \u00e0 Toronto ont consid\u00e9rablement fait diminuer l\u2019\u00e9cart entre l\u2019offre et la demande sur ces march\u00e9s. Le ratio ventes\/nouvelles inscriptions de ces deux villes est ainsi revenu \u00e0 un niveau \u00e9quilibr\u00e9. Si la tendance se maintient, nous nous attendons \u00e0 un ralentissement de la hausse des prix au cours de la p\u00e9riode \u00e0 venir.<\/p>\n<div id=\"everviz-z3cuIaspZ\" class=\"everviz-z3cuIaspZ\"><script src=https:\/\/app.everviz.com\/inject\/z3cuIaspZ\/?v=3 defer=\"defer\"><\/script><\/div>\n<h2>La fr\u00e9n\u00e9sie printani\u00e8re est probablement chose du pass\u00e9<\/h2>\n<p>Nous croyons que le ralentissement de la croissance des reventes en juin marque un revirement de la reprise du march\u00e9 canadien. \u00c0 notre avis, la vigueur du rebond constat\u00e9 au printemps \u00e9tait intenable, surtout \u00e0 la lumi\u00e8re des resserrements suppl\u00e9mentaires de la Banque du Canada, qui ont relev\u00e9 la barre pour les acheteurs potentiels. Nous pr\u00e9voyons que la trajectoire globale sera plus neutre jusqu\u2019\u00e0 la fin de 2023, car les acheteurs doivent composer avec des conditions d\u2019accessibilit\u00e9 tr\u00e8s ardues et la r\u00e9cession qui est attendue.
