La r\u00e9gion du Grand Toronto s\u2019est montr\u00e9e particuli\u00e8rement dynamique, Toronto, Mississauga et la r\u00e9gion de York affichant toutes des hausses \u00e0 deux chiffres. Ce remboursement vise les constructions neuves, mais l\u2019int\u00e9r\u00eat accru pour celles-ci pourrait se r\u00e9percuter sur le march\u00e9 de la revente si l\u2019adoption de cette mesure am\u00e9liore le moral des acteurs du march\u00e9. Ce facteur, combin\u00e9 \u00e0 l\u2019assouplissement des droits de douane am\u00e9ricains et \u00e0 la demande printani\u00e8re habituelle, pourrait contribuer \u00e0 ces hausses notables.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Winnipeg (en hausse de 12,6&nbsp;% d\u2019un mois \u00e0 l\u2019autre, donn\u00e9es d\u00e9saisonnalis\u00e9es) et Saskatoon (3,7&nbsp;%) ont \u00e9galement connu un momentum positif, tandis que Regina a recul\u00e9. L\u2019engouement s\u2019est estomp\u00e9 plus \u00e0 l\u2019ouest, Edmonton et Calgary n\u2019enregistrant que peu ou pas d\u2019am\u00e9lioration, m\u00eame si les ventes sur le march\u00e9 de l\u2019occasion restent nettement sup\u00e9rieures aux moyennes d\u2019avant la pand\u00e9mie. &nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u00c0 l\u2019instar de nombreux march\u00e9s ontariens, ceux de la Colombie-Britannique ont connu un regain d\u2019int\u00e9r\u00eat apr\u00e8s une p\u00e9riode prolong\u00e9e de faiblesse. Les hausses sur le march\u00e9 de l\u2019occasion sont toutefois rest\u00e9es en de\u00e7\u00e0 des progressions \u00e0 deux chiffres enregistr\u00e9es dans la r\u00e9gion du Grand Toronto et ont \u00e9t\u00e9 plus proches de la moyenne nationale.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Le Qu\u00e9bec a pr\u00e9sent\u00e9 un bilan mitig\u00e9, les grands march\u00e9s comme Qu\u00e9bec et Montr\u00e9al affichant des hausses, tandis que plusieurs march\u00e9s plus modestes ont connu des baisses. Face \u00e0 la hausse des reventes, la contraction des nouvelles annonces a contribu\u00e9 \u00e0 resserrer le ratio ventes\/nouvelles annonces, qui est pass\u00e9 de 46,2&nbsp;% en avril \u00e0 49,2&nbsp;%, son plus haut niveau de l\u2019ann\u00e9e.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Les march\u00e9s des Prairies, notamment Regina, Saskatoon et Winnipeg, restent parmi les plus tendus, aux c\u00f4t\u00e9s de ceux de l\u2019Est du Canada, \u00e0 savoir Qu\u00e9bec et Saint John. Les variations mensuelles des prix ont \u00e9t\u00e9 identiques \u00e0 la baisse de 0,1&nbsp;% enregistr\u00e9e entre mars et avril, car l\u2019abondance de l\u2019offre a permis aux acheteurs de disposer d\u2019un large choix, m\u00eame dans un contexte de demande en hausse.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Les prix, bien qu\u2019en voie de stabilisation, restent inf\u00e9rieurs de 4,1&nbsp;% \u00e0 ceux de l\u2019ann\u00e9e derni\u00e8re \u00e0 l\u2019\u00e9chelle nationale, et encore plus bas \u00e0 Toronto (-6,7&nbsp;%) et \u00e0 Vancouver (-6,2&nbsp;%), o\u00f9 les conditions de l\u2019offre et de la demande restent particuli\u00e8rement atones. Montr\u00e9al reste le seul des six&nbsp;plus grands march\u00e9s canadiens \u00e0 afficher des hausses de prix annuelles, bien qu\u2019Ottawa se rapproche \u00e9galement d\u2019un territoire positif.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Les copropri\u00e9t\u00e9s continuent de peser sur les prix globaux, qui restent inf\u00e9rieurs de 6,5&nbsp;% \u00e0 ceux de l\u2019ann\u00e9e derni\u00e8re, et encore plus bas sur les principaux march\u00e9s de la Colombie-Britannique et de l\u2019Ontario, tels que la vall\u00e9e du Fraser, Vancouver, Kitchener-Waterloo, Toronto et la r\u00e9gion de Niagara.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">La faiblesse des prix des copropri\u00e9t\u00e9s semble \u00e9galement s\u2019\u00e9tendre \u00e0 Montr\u00e9al et \u00e0 Qu\u00e9bec, o\u00f9 les r\u00e9centes baisses pourraient perturber la tendance haussi\u00e8re de longue date si l\u2019offre continue de cro\u00eetre sans que les reventes ne connaissent de reprise significative.<\/p>\n\n\n\n<h4 id=\"h-les-hausses-printanieres-restent-fragiles\" class=\"wp-block-heading has-rbc-bright-blue-color has-text-color has-link-color wp-elements-989179436826584953c41d4981e81b81\">Les hausses printani\u00e8res restent fragiles<\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">L\u2019\u00e9volution de la dynamique du march\u00e9 du travail, des tensions g\u00e9opolitiques et de la politique tarifaire sera d\u00e9terminante pour la trajectoire du march\u00e9 immobilier.
