Nous nous attendons \u00e0 ce que les prix de r\u00e9f\u00e9rence chutent de 14 % \u00e0 l\u2019\u00e9chelle nationale d\u2019ici le printemps prochain. <\/li>\n<\/ul>\n<hr>\n<div id=\"everviz-swZgToJMK\" class=\"everviz-swZgToJMK\"><script src=\"https:\/\/app.everviz.com\/inject\/swZgToJMK\/?v=3\" defer=\"defer\"><\/script><\/div>\n<h4>Des revenus plus importants sont n\u00e9cessaires pour faire face \u00e0 la hausse des taux<\/h4>\n<p>Si la flamb\u00e9e des prix des logements au d\u00e9but de la pand\u00e9mie avait d\u00e9j\u00e0 consid\u00e9rablement relev\u00e9 la barre pour les acheteurs canadiens, la forte hausse des taux d\u2019int\u00e9r\u00eat depuis mars a \u00e9t\u00e9 d\u00e9vastatrice dans bien des r\u00e9gions du pays. L\u2019acheteur d\u2019un logement type (\u00e9valu\u00e9 au prix de r\u00e9f\u00e9rence) devait, au troisi\u00e8me trimestre de 2021, gagner un revenu annuel de 200 000 $ pour \u00eatre admissible \u00e0 une hypoth\u00e8que. Un an plus tard, le revenu requis avait bondi de 34 %, \u00e0 268 000 $. Il a augment\u00e9 de 29 % dans la r\u00e9gion de Toronto pour s\u2019\u00e9tablir \u00e0 240 000 $. Les nombreux acheteurs potentiels qui trouvaient d\u00e9j\u00e0 tr\u00e8s difficile l\u2019accessibilit\u00e9 \u00e0 une propri\u00e9t\u00e9 semblent la voir \u00e0 pr\u00e9sent comme presque impossible. En fait, les plus fortes augmentations du revenu admissible minimum dans la derni\u00e8re ann\u00e9e sont survenues \u00e0 Halifax et \u00e0 Saint John (hausses de 44 % et de 41 %, respectivement). Cela dit, le montant requis \u00e0 Saint John (74 000 $) demeure le plus faible de ceux des march\u00e9s que nous suivons. Pour \u00eatre admissibles \u00e0 l\u2019achat d\u2019un logement \u00e9valu\u00e9 au prix de r\u00e9f\u00e9rence, les acheteurs de Victoria (216 000 $), de Vancouver (268 000 $), de Calgary (123 000 $), de Toronto (240 000 $), d\u2019Ottawa (149 000 $), de Montr\u00e9al (127 000 $) et de Halifax (116 000 $) doivent tous gagner un revenu avant imp\u00f4t d\u2019au moins 100 000 $. Ces chiffres d\u00e9passent largement le revenu m\u00e9dian des m\u00e9nages, qui varie de 74 000 $ \u00e0 Montr\u00e9al \u00e0 92 000 $ \u00e0 Calgary. Autrement dit, seuls les Canadiens se situant dans les tranches de revenu sup\u00e9rieures peuvent se permettre d\u2019acheter un logement moyen dans ces march\u00e9s, surtout \u00e0 Vancouver, \u00e0 Toronto et \u00e0 Victoria.<\/p>\n<div id=\"everviz-QEQdn9l2W\" class=\"everviz-QEQdn9l2W\"><script src=\"https:\/\/app.everviz.com\/inject\/QEQdn9l2W\/?v=3\" defer=\"defer\"><\/script><\/div>\n<h4>Pires niveaux d\u2019accessibilit\u00e9 jamais enregistr\u00e9s<\/h4>\n<p>Les logements n\u2019ont jamais \u00e9t\u00e9 aussi inabordables au Canada. De nouvelles hausses des taux d\u2019int\u00e9r\u00eat ont propuls\u00e9 les mesures globales de RBC \u00e0 de nouveaux sommets \u00e0 l\u2019\u00e9chelle nationale, de m\u00eame qu\u2019\u00e0 Victoria, \u00e0 Vancouver, \u00e0 Toronto, \u00e0 Ottawa et \u00e0 Halifax, au troisi\u00e8me trimestre.
