L\u2019offre et la demande se sont donc l\u00e9g\u00e8rement resserr\u00e9es, le ratio des ventes aux nouvelles inscriptions \u00e9tant pass\u00e9 de 46&nbsp;% en janvier \u00e0 48&nbsp;%, m\u00eame si la situation varie encore consid\u00e9rablement dans le pays.<\/p>\n\n\n\n<p>Les march\u00e9s de l\u2019Ontario et de la Colombie-Britannique continuent de se d\u00e9marquer par la vaste s\u00e9lection de logements offerts aux acheteurs. L\u2019offre est beaucoup plus faible dans la plupart des autres provinces.<\/p>\n\n\n\n<p>Dans l\u2019ensemble, la tendance pour la valeur des propri\u00e9t\u00e9s reste \u00e0 la d\u00e9pr\u00e9ciation. L\u2019indice national composite des prix des propri\u00e9t\u00e9s MLS a recul\u00e9 pour le 15<sup>e<\/sup> mois cons\u00e9cutif en f\u00e9vrier, de 0,6&nbsp;% par rapport \u00e0 janvier (donn\u00e9es d\u00e9saisonnalis\u00e9es) et de 4,8&nbsp;% par rapport \u00e0 l\u2019an dernier. On est \u00e0 pr\u00e8s de deux ans d\u2019\u00e9rosion des prix sur 12 mois.<\/p>\n\n\n\n<p>L\u2019indice a recul\u00e9 de 20&nbsp;% depuis son sommet du d\u00e9but de 2022. Toutefois, cette baisse n\u2019a compens\u00e9 qu\u2019environ la moiti\u00e9 de la hausse des deux ann\u00e9es pr\u00e9c\u00e9dant le sommet.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-light-grey-color has-alpha-channel-opacity has-light-grey-background-color has-background is-style-wide wide\" \/>\n\n\n\n<div id=\"everviz-fruTDoJo3\" class=\"everviz-fruTDoJo3\" data-view=\"graph\"><\/div>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-light-grey-color has-alpha-channel-opacity has-light-grey-background-color has-background is-style-wide wide\" \/>\n\n\n\n<h4 class=\"wp-block-heading has-rbc-bright-blue-color has-text-color has-link-color wp-elements-8fc1f9a93827d7d550f9eddaf67bcd64\" id=\"h-l-abondance-des-stocks-persiste-sur-les-principaux-marches\">L\u2019abondance des stocks persiste sur les principaux march\u00e9s<\/h4>\n\n\n\n<p>Moins de vendeurs sont arriv\u00e9s sur le march\u00e9 en f\u00e9vrier qu\u2019en janvier. N\u00e9anmoins, la faiblesse persistante de la demande et l\u2019abondance des stocks en Ontario et en Colombie-Britannique font baisser les prix tant dans ces provinces qu\u2019\u00e0 l\u2019\u00e9chelle nationale.<\/p>\n\n\n\n<p>Les stocks demeurent \u00e0 un sommet de six ans \u00e9quivalant \u00e0 cinq mois de ventes au Canada, malgr\u00e9 la baisse des nouvelles inscriptions en f\u00e9vrier. Cette situation devrait maintenir la pression \u00e0 la baisse sur les prix au cours des prochains mois, en particulier en Ontario et en Colombie-Britannique.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-light-grey-color has-alpha-channel-opacity has-light-grey-background-color has-background is-style-wide wide\" \/>\n\n\n\n<div id=\"everviz-NeOgWjrVe\" class=\"everviz-NeOgWjrVe\" data-view=\"graph\"><\/div>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-light-grey-color has-alpha-channel-opacity has-light-grey-background-color has-background is-style-wide wide\" \/>\n\n\n\n<h4 class=\"wp-block-heading has-rbc-bright-blue-color has-text-color has-link-color wp-elements-2de51008c1873abb531b98da2f7bd4d1\" id=\"h-la-valeur-des-proprietes-diminue-sur-d-autres-marches\">La valeur des propri\u00e9t\u00e9s diminue sur d\u2019autres march\u00e9s<\/h4>\n\n\n\n<p>La faiblesse des prix s\u2019est propag\u00e9e \u00e0 d\u2019autres secteurs au cours des derniers mois.<\/p>\n\n\n\n<p>Edmonton (-2,1&nbsp;%) a rejoint les secteurs en baisse cette ann\u00e9e, et est devenue le dernier grand march\u00e9 o\u00f9 l\u2019indice composite MLS des prix des propri\u00e9t\u00e9s est devenu n\u00e9gatif sur 12 mois. Elle rejoint Victoria (-0,7&nbsp;%), la vall\u00e9e de l\u2019Okanagan (-1&nbsp;%) et Saint John (-3,6&nbsp;%), o\u00f9 les variations annuelles des prix sont r\u00e9cemment devenues n\u00e9gatives.<\/p>\n\n\n\n<p>Toronto (-7,9&nbsp;%) et Vancouver (-6,8&nbsp;%) connaissent encore les plus fortes baisses, o\u00f9 l\u2019<a href=\"https:\/\/www.rbc.com\/fr\/economique\/analyse-pour-le-canada\/logement-au-canada\/accessibilite-a-la-propriete\/laccession-a-la-propriete-devient-plus-abordable-au-canada-mais-les-gains-samenuisent\/\" target=\"_blank\" data-dig-id=\"LP-Rapportmensuelsurlemarch\u00e9dulogement-AnalysepourleCanada-4203-416ca78c\" data-dig-category=\"LP-Rapportmensuelsurlemarch\u00e9dulogement-AnalysepourleCanada\" data-dig-action=\"link click\" data-dig-label=\"abordabilit\u00e9 limit\u00e9e \" rel=\"noreferrer noopener\" class=\"rbc-link-format\">abordabilit\u00e9 limit\u00e9e<\/a> et la croissance d\u00e9mographique atone laissent peu de place \u00e0 un rebond. Toronto et Vancouver ont enregistr\u00e9 la plus faible croissance d\u00e9mographique en 2025 parmi les six plus grandes r\u00e9gions m\u00e9tropolitaines du pays et devraient afficher une faiblesse persistante cette ann\u00e9e, car le nombre d\u2019arriv\u00e9es internationales diminue encore.<\/p>\n\n\n\n<p>Les r\u00e9gions voisines de Mississauga (-7,5&nbsp;%), de Hamilton-Burlington (-7,7&nbsp;%), de la r\u00e9gion de Niagara (-7,6&nbsp;%) et de la vall\u00e9e du Fraser (-7,7&nbsp;%) sont en phase avec la d\u00e9t\u00e9rioration de Toronto et de Vancouver.<\/p>\n\n\n\n<p>Montr\u00e9al est le seul march\u00e9 important o\u00f9 les prix continuent de grimper (de 5,9&nbsp;% par rapport \u00e0 l\u2019an dernier), mais l\u2019\u00e9lan pourrait s\u2019estomper si les reventes continuent de diminuer.<\/p>\n\n\n\n<p>Les march\u00e9s des Prairies, Saskatoon (4,8&nbsp;%) et Regina (6,6&nbsp;%), continuent de faire preuve de r\u00e9silience quant aux prix, et les reventes demeurent nettement sup\u00e9rieures aux niveaux d\u2019avant la pand\u00e9mie. De m\u00eame, l\u2019activit\u00e9 dans l\u2019Est a \u00e9t\u00e9 relativement soutenue, ce qui a maintenu les prix \u00e0 la hausse dans la plupart des march\u00e9s, \u00e0 l\u2019exception de Halifax, Dartmouth et Saint John.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-light-grey-color has-alpha-channel-opacity has-light-grey-background-color has-background is-style-wide wide\" \/>\n\n\n\n<div id=\"everviz-rye_n1OzE\" class=\"everviz-rye_n1OzE\" data-view=\"graph\"><\/div>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-light-grey-color has-alpha-channel-opacity has-light-grey-background-color has-background is-style-wide wide\" \/>\n\n\n\n<h4 class=\"wp-block-heading has-rbc-bright-blue-color has-text-color has-link-color wp-elements-d897c4d1b944c7ce5c32dc67680dbed5\" id=\"h-le-printemps-pourrait-apporter-un-rayon-de-soleil-mais-pas-partout\">Le printemps pourrait apporter un rayon de soleil, mais pas partout<\/h4>\n\n\n\n<p>Le beau temps devrait stimuler l\u2019activit\u00e9 au cours des prochains mois.
