{"id":3795,"date":"2026-02-18T14:53:41","date_gmt":"2026-02-18T14:53:41","guid":{"rendered":"https:\/\/www.rbc.com\/fr\/economique\/?p=3795"},"modified":"2026-03-23T16:49:26","modified_gmt":"2026-03-23T16:49:26","slug":"fr-mhu-feb-2026","status":"publish","type":"post","link":"https:\/\/www.rbc.com\/fr\/economique\/analyse-pour-le-canada\/logement-au-canada\/rapport-mensuel-sur-le-marche-du-logement\/fr-mhu-feb-2026\/","title":{"rendered":"Les acheteurs canadiens commencent \u00e0 h\u00e9siter, tandis que les vendeurs affluent en janvier"},"content":{"rendered":"\n<section class=\"wp-block-rbc-section-block  pos-rel\" style=\"border-radius:0px\">\n<div class=\"wp-block-rbc-section-inner-block  section-inner\" style=\"border-radius:0x\">\n<p>Le march\u00e9 canadien du logement, qui conna\u00eet habituellement une p\u00e9riode calme en janvier, a \u00e9t\u00e9 particuli\u00e8rement morose.<\/p>\n\n\n\n<p>Le mois dernier s\u2019est inscrit au deuxi\u00e8me rang des d\u00e9buts d\u2019ann\u00e9e les plus faibles depuis la crise financi\u00e8re mondiale, les reventes de logements ayant diminu\u00e9 de 5,8&nbsp;% par rapport \u00e0 d\u00e9cembre et de 16,2&nbsp;% par rapport \u00e0 janvier&nbsp;2025.<\/p>\n\n\n\n<p>Les conditions m\u00e9t\u00e9orologiques hivernales d\u00e9favorables (notamment une importante temp\u00eate de neige en Ontario et des temp\u00e9ratures glaciales dans d\u2019autres r\u00e9gions du pays) ont probablement exag\u00e9r\u00e9 la faiblesse.<\/p>\n\n\n\n<p>Des signes d\u2019h\u00e9sitation de la part des acheteurs sont toutefois visibles depuis l\u2019automne, moment o\u00f9 une reprise \u00e9mergente a stagn\u00e9 face aux probl\u00e8mes persistants d\u2019abordabilit\u00e9, \u00e0 l\u2019incertitude \u00e9conomique et aux capacit\u00e9s exc\u00e9dentaires du march\u00e9 de l\u2019emploi.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-light-grey-color has-alpha-channel-opacity has-light-grey-background-color has-background is-style-wide wide\" \/>\n\n\n\n<div id=\"everviz-v-cXzxaIJ\" class=\"everviz-v-cXzxaIJ\" data-view=\"graph\"><\/div>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-light-grey-color has-alpha-channel-opacity has-light-grey-background-color has-background is-style-wide wide\" \/>\n\n\n\n<h4 class=\"wp-block-heading has-rbc-bright-blue-color has-text-color has-link-color wp-elements-1bda74fa4b795e09a4ad5870c6479d6a\" id=\"h-les-vendeurs-ont-brave-les-intemperies\">Les vendeurs ont brav\u00e9 les intemp\u00e9ries<\/h4>\n\n\n\n<p>Ce qui est peut-\u00eatre le plus important, c\u2019est que les vendeurs n\u2019ont pas sembl\u00e9 pr\u00e9occup\u00e9s par les perturbations m\u00e9t\u00e9orologiques.<\/p>\n\n\n\n<p>Un plus grand nombre de logements ont \u00e9t\u00e9 mis en vente, ce qui a fait grimper les nouvelles inscriptions de 7,3&nbsp;% par rapport \u00e0 d\u00e9cembre \u00e0 l\u2019\u00e9chelle du Canada.<\/p>\n\n\n\n<p>Les acheteurs ont ainsi eu un plus grand choix. Les inscriptions actives ont augment\u00e9 de 4,5&nbsp;% par rapport \u00e0 l\u2019an dernier, les hausses les plus importantes ayant \u00e9t\u00e9 enregistr\u00e9es en Ontario et en Colombie-Britannique, o\u00f9 l\u2019activit\u00e9 a \u00e9t\u00e9 la plus faible.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-light-grey-color has-alpha-channel-opacity has-light-grey-background-color has-background is-style-wide wide\" \/>\n\n\n\n<div id=\"everviz-GP8sXegKU\" class=\"everviz-GP8sXegKU\" data-view=\"graph\"><\/div>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-light-grey-color has-alpha-channel-opacity has-light-grey-background-color has-background is-style-wide wide\" \/>\n\n\n\n<h4 class=\"wp-block-heading has-rbc-bright-blue-color has-text-color has-link-color wp-elements-41e298f5eff6f161464ea52475a9c819\" id=\"h-les-prix-des-logements-baissent-a-un-rythme-accelere\">Les prix des logements baissent \u00e0 un rythme acc\u00e9l\u00e9r\u00e9<\/h4>\n\n\n\n<p>Les acheteurs profitent d\u2019une position de n\u00e9gociation plus forte pour obtenir des concessions sur les prix. Par cons\u00e9quent, l\u2019indice composite des prix des propri\u00e9t\u00e9s MLS (MLS&nbsp;IPP) a recul\u00e9 de 0,9&nbsp;% par rapport \u00e0 d\u00e9cembre, ce qui repr\u00e9sente la 14<sup>e<\/sup> baisse mensuelle cons\u00e9cutive et la plus forte depuis la fin de 2023.<\/p>\n\n\n\n<p>L\u2019Ontario et la Colombie-Britannique sont \u00e0 l\u2019origine de la majeure partie de la faiblesse des prix au pays, et la tendance \u00e0 la baisse s\u2019est acc\u00e9l\u00e9r\u00e9e en janvier. La baisse annuelle de l\u2019IPP&nbsp;MLS a atteint -7&nbsp;% en Ontario (comparativement \u00e0 -5,7&nbsp;% en d\u00e9cembre) et -4,9&nbsp;% en Colombie-Britannique (-4&nbsp;% le mois pr\u00e9c\u00e9dent).<\/p>\n\n\n\n<p>Toronto (-8,1&nbsp;%) et Vancouver (-5,7&nbsp;%) ont connu une d\u00e9pr\u00e9ciation importante au cours de la derni\u00e8re ann\u00e9e, mais certains march\u00e9s plus petits comme Hamilton (-9,8&nbsp;%), Kitchener-Waterloo (-9,2&nbsp;%), London (-8,4&nbsp;%), la r\u00e9gion de Niagara (-8,3&nbsp;%) et la vall\u00e9e du Fraser (-7,1&nbsp;%) ont enregistr\u00e9 des baisses plus importantes.<\/p>\n\n\n\n<p>Les prix baissiers sont \u00e9galement pr\u00e9sents en Alberta, o\u00f9 l\u2019IPP&nbsp;MLS a recul\u00e9 de 3,2&nbsp;% et de 0,5&nbsp;% par rapport \u00e0 l\u2019an dernier \u00e0 Calgary et Edmonton, respectivement. Une vague d\u2019offre a jou\u00e9 un r\u00f4le important sur le march\u00e9 provincial depuis le d\u00e9but de 2025.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-light-grey-color has-alpha-channel-opacity has-light-grey-background-color has-background is-style-wide wide\" \/>\n\n\n\n<div id=\"everviz-5wa9ycuJn\" class=\"everviz-5wa9ycuJn\" data-view=\"graph\"><\/div>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-light-grey-color has-alpha-channel-opacity has-light-grey-background-color has-background is-style-wide wide\" \/>\n\n\n\n<h4 class=\"wp-block-heading has-rbc-bright-blue-color has-text-color has-link-color wp-elements-466f59b34b03a7d99dfe4d74b5c7acd0\" id=\"h-la-plupart-des-regions-a-l-exterieur-de-l-ontario-et-de-la-colombie-britannique-tiennent-le-coup\">La plupart des r\u00e9gions \u00e0 l\u2019ext\u00e9rieur de l\u2019Ontario et de la Colombie-Britannique tiennent le coup<\/h4>\n\n\n\n<p>Ailleurs, les conditions du march\u00e9 du logement demeurent g\u00e9n\u00e9ralement \u00e9quilibr\u00e9es, malgr\u00e9 un l\u00e9ger ralentissement en janvier.<\/p>\n\n\n\n<p>Les prix des logements ont continu\u00e9 d\u2019augmenter \u00e0 Regina (5,5&nbsp;% par rapport \u00e0 l\u2019an dernier), \u00e0 Saskatoon (4,3&nbsp;%), \u00e0 Winnipeg (5,6&nbsp;%), \u00e0 Montr\u00e9al (5,7&nbsp;%), dans la ville de Qu\u00e9bec (14,8&nbsp;%), \u00e0 Moncton (11,8&nbsp;%), \u00e0 Fredericton (3,1&nbsp;%) et \u00e0 St.&nbsp;John\u2019s (9,3&nbsp;%).<\/p>\n\n\n\n<p>L\u2019IPP&nbsp;MLS est toutefois maintenant inf\u00e9rieur \u00e0 ce qu\u2019il \u00e9tait il y a un an \u00e0 Ottawa (-1,9&nbsp;%), \u00e0 Saint&nbsp;John (-3,7&nbsp;%) et \u00e0 Halifax (-0,7&nbsp;%), principalement en raison de la forte augmentation des inscriptions.<\/p>\n\n\n\n<h4 class=\"wp-block-heading has-rbc-bright-blue-color d\u2019une reprise graduelle et in\u00e9gale<\/h4>\n\n\n\n<p>Nous nous attendons \u00e0 une reprise du march\u00e9 du logement lorsque les perturbations m\u00e9t\u00e9orologiques se seront att\u00e9nu\u00e9es et que la confiance se sera r\u00e9tablie.<\/p>\n\n\n\n<p>Les r\u00e9ductions pass\u00e9es des taux d\u2019int\u00e9r\u00eat ainsi que l\u2019am\u00e9lioration des perspectives d\u2019emploi et de l\u2019abordabilit\u00e9 aideront \u00e0 lib\u00e9rer une partie de la demande qui s\u2019est accumul\u00e9e au cours des derni\u00e8res ann\u00e9es.<\/p>\n\n\n\n<p>Ce processus devrait toutefois \u00eatre graduel, car les tendances r\u00e9gionales divergentes devraient persister pendant la majeure partie de 2026.<\/p>\n\n\n\n<p>Nous pr\u00e9voyons que la hausse des stocks maintiendra, voire intensifiera, la pression \u00e0 la baisse sur les prix \u00e0 court terme en Ontario et en Colombie-Britannique, tandis que le resserrement de l\u2019offre et de la demande soutiendra une augmentation mod\u00e9r\u00e9e dans la plupart des autres r\u00e9gions.<\/p>\n\n\n\n<figure data-wp-context=\"{&quot;imageId&quot;:&quot;69eca0673c2de&quot;}\"
