Le large \u00e9ventail refl\u00e8te les dynamiques r\u00e9gionales divergentes qui ont fini par d\u00e9finir le paysage de l\u2019habitation au Canada.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-light-grey-color has-alpha-channel-opacity has-light-grey-background-color has-background is-style-wide wide\" \/>\n\n\n\n<div id=\"everviz-LJPQ85c1i\" class=\"everviz-LJPQ85c1i\" data-view=\"graph\"><\/div>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-light-grey-color has-alpha-channel-opacity has-light-grey-background-color has-background is-style-wide wide\" \/>\n\n\n\n<h2 class=\"wp-block-heading has-rbc-dark-blue-color has-text-color has-link-color has-text-major-reg-font-size wp-elements-158df975e405515d89c7a61b7f16edca\" id=\"h-la-faiblesse-des-prix-demeure-concentree-en-ontario-et-en-colombie-britannique\"><strong>La faiblesse des prix demeure concentr\u00e9e en Ontario et en Colombie-Britannique<\/strong><\/h2>\n\n\n\n<p>La valeur des propri\u00e9t\u00e9s diminue en Ontario et en Colombie-Britannique, o\u00f9 les pressions sur l\u2019abordabilit\u00e9 sont les plus importantes et o\u00f9 les stocks sont \u00e9lev\u00e9s.<\/p>\n\n\n\n<p>Les acheteurs sont maintenant r\u00e9solument en position de force et disposent de suffisamment de choix, ce qui leur permet d\u2019\u00eatre s\u00e9lectifs.<\/p>\n\n\n\n<p>L\u2019IPP&nbsp;MLS \u00e0 Toronto a encore recul\u00e9 en d\u00e9cembre, poursuivant sa trajectoire baissi\u00e8re qui a entra\u00een\u00e9 une r\u00e9duction de 6,3&nbsp;% au cours de la derni\u00e8re ann\u00e9e.<\/p>\n\n\n\n<p>La situation est la m\u00eame dans le Sud de l\u2019Ontario&nbsp;: l\u2019indice a recul\u00e9 de 8,6&nbsp;% \u00e0 Kitchener-Waterloo, de 8,3&nbsp;% \u00e0 London et de 7,4&nbsp;% \u00e0 Hamilton, sur 12&nbsp;mois.<\/p>\n\n\n\n<p>En Colombie-Britannique, Vancouver a enregistr\u00e9 une baisse mensuelle des transactions de 4,5&nbsp;%, l\u2019IPP&nbsp;MLS ayant baiss\u00e9 de 4,5&nbsp;% annuellement et dans la vall\u00e9e du Fraser, il a recul\u00e9 de 6,2&nbsp;% au cours de la m\u00eame p\u00e9riode.<\/p>\n\n\n\n<p>Ces baisses, bien qu\u2019importantes, demeurent insuffisantes pour renverser enti\u00e8rement la forte hausse de plus de 50&nbsp;% observ\u00e9e pendant la pand\u00e9mie, ce qui cause encore des probl\u00e8mes d\u2019abordabilit\u00e9 pour les acheteurs potentiels.<\/p>\n\n\n\n<p>L\u2019Alberta a \u00e9galement subi des pressions, car la hausse des stocks, soutenue par les nouvelles constructions, p\u00e8se sur la valeur des propri\u00e9t\u00e9s. L\u2019IPP&nbsp;MLS de Calgary est demeur\u00e9 stable sur un mois en d\u00e9cembre, mais a recul\u00e9 de 3,2&nbsp;% par rapport \u00e0 l\u2019an dernier, ce qui indique que les march\u00e9s de l\u2019Ouest sont eux aussi confront\u00e9s \u00e0 des difficult\u00e9s li\u00e9es \u00e0 la dynamique de l\u2019offre.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-light-grey-color has-alpha-channel-opacity has-light-grey-background-color has-background is-style-wide wide\" \/>\n\n\n\n<div id=\"everviz-OmmUyJOr3\" class=\"everviz-OmmUyJOr3\" data-view=\"graph\"><\/div>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-light-grey-color has-alpha-channel-opacity has-light-grey-background-color has-background is-style-wide wide\" \/>\n\n\n\n<h2 class=\"wp-block-heading has-rbc-dark-blue-color has-text-color has-link-color has-text-major-reg-font-size wp-elements-2c758a2581badfc3695ab71cf0182cc8\" id=\"h-certains-marches-continuent-d-etre-resilients\"><strong>Certains march\u00e9s continuent d\u2019\u00eatre r\u00e9silients<\/strong><\/h2>\n\n\n\n<p>L\u2019IPP&nbsp;MLS a enregistr\u00e9 des gains sur 12&nbsp;mois allant de 5,9&nbsp;% \u00e0 17&nbsp;% dans les principaux march\u00e9s du Qu\u00e9bec et des gains mensuels ont \u00e9t\u00e9 enregistr\u00e9s en d\u00e9cembre.<\/p>\n\n\n\n<p>La ville de Qu\u00e9bec continue de devancer le pays&nbsp;: son IPP&nbsp;MLS a bondi de 17&nbsp;% annuellement et a enregistr\u00e9 une excellente hausse de 3,2&nbsp;% par rapport \u00e0 novembre.<\/p>\n\n\n\n<p>La valeur des propri\u00e9t\u00e9s en Saskatchewan et au Manitoba demeure \u00e9galement bien soutenue, l\u2019IPP&nbsp;MLS ayant enregistr\u00e9 une hausse allant de 6,2&nbsp;% \u00e0 6,9&nbsp;% sur 12&nbsp;mois. Les tendances de prix dans la r\u00e9gion de l\u2019Atlantique sont aussi principalement \u00e0 la hausse.<\/p>\n\n\n\n<p>Cela \u00e9tant dit, l\u2019appr\u00e9ciation rapide des prix dans des march\u00e9s comme celui de la ville de Qu\u00e9bec pourrait cr\u00e9er des difficult\u00e9s.
