Notre&nbsp;<a href=\"https:\/\/www.rbc.com\/fr\/leadership-avise\/recherche-economique\/perspectives-vedettes\/point-cle\/point-cle-la-baisse-du-prix-des-logements-au-canada-constitue-t-elle-un-allegement-temporaire-ou-une-nouvelle-tendance\/\" target=\"_blank\" data-dig-id=\"LP-Analyseenvedette-Perspectives-1420-0dd0d8ed\" data-dig-category=\"LP-Analyseenvedette-Perspectives\" data-dig-action=\"link click\" data-dig-label=\"analyse pr\u00e9c\u00e9dente&nbsp;\" rel=\"noreferrer noopener\" class=\"rbc-link-format\">analyse pr\u00e9c\u00e9dente&nbsp;<\/a>mettait en lumi\u00e8re la fa\u00e7on dont les contraintes d\u2019accessibilit\u00e9, le ralentissement de la croissance d\u00e9mographique et l\u2019augmentation de l\u2019offre de logements \u00e0 louer ont contribu\u00e9 \u00e0 r\u00e9\u00e9quilibrer la dynamique du march\u00e9 locatif au cours des derniers trimestres.<\/p>\n\n\n\n<p>Bien que nous nous attendions \u00e0 une mod\u00e9ration soutenue des loyers,&nbsp;l\u2019intensification des tensions commerciales&nbsp;avec les \u00c9tats-Unis pourrait accentuer la tendance. Les villes de la Colombie-Britannique et de l\u2019Ontario, qui ont toujours \u00e9t\u00e9 d\u2019importantes destinations pour les r\u00e9sidents non&nbsp;permanents, ont \u00e9t\u00e9 touch\u00e9es de fa\u00e7on disproportionn\u00e9e par&nbsp;<a href=\"https:\/\/www.rbc.com\/fr\/leadership-avise\/recherche-economique\/perspectives-vedettes\/le-canada-est-en-bonne-voie-datteindre-ses-cibles-dimmigration-reduites\/\" target=\"_blank\" data-dig-id=\"LP-Analyseenvedette-Perspectives-1420-0dd0d8ed\" data-dig-category=\"LP-Analyseenvedette-Perspectives\" data-dig-action=\"link click\" data-dig-label=\"&nbsp;la r\u00e9duction de l\u2019immigration\" rel=\"noreferrer noopener\" class=\"rbc-link-format\">la r\u00e9duction de l\u2019immigration<\/a>, qui a contribu\u00e9 au fort ralentissement de la croissance d\u00e9mographique dans ces provinces. Par exemple, au cours de la derni\u00e8re ann\u00e9e, les loyers ont baiss\u00e9 de 130&nbsp;$ et de 50&nbsp;$, respectivement, \u00e0 Kitchener-Cambridge-Waterloo et \u00e0 Guelph, tandis qu\u2019ils ont plafonn\u00e9 \u00e0 London.<\/p>\n\n\n\n<p>L\u2019\u00e9tat du march\u00e9 du travail local reste aussi un facteur important.
